Dawn Arruda brings an aircraft mechanic’s problem-solving to real estate
The Warrenton agent’s career connects Air Force service, three generations of real estate and the practical challenges of moving.
Before she helped families navigate home sales, Dawn Arruda worked on C-130 aircraft. Her ten years in the Air Force, across active and reserve service, gave her a grounding in diagnosing problems and keeping a complicated job moving.
Real estate was already part of her family’s story. Her father, Lynn Bartle, and grandmother, Emma Bartle, were agents in Hagerstown, Maryland. After moving to Fauquier County in 2002, Arruda eventually followed them into the profession, earning her license in 2006.
An early listing involved a short sale. That experience drew her toward transactions in which an owner’s circumstances demanded more than a straightforward listing and an offer. She developed experience helping sellers work through those difficult situations while building her broader residential practice.
Now with Ross Real Estate in Warrenton, Arruda brings that background to buyers and sellers in the region. Her professional biography emphasizes collaboration with colleagues and clear support for clients as plans change.
The connection between aircraft maintenance and real estate is practical rather than flashy: pay attention, understand the problem and keep working toward the next step. Arruda’s career has carried that habit from a military flight line to the decisions families make about home.
