Heather Hamilton’s Lexington business follows a property beyond the sale

Heather Hamilton’s route to real estate included education, finance, horse training and coffee roasting. The Virginia Tech graduate had made the Lexington area home by 2001. She obtained her real estate license in 2006 and added property management to her work in December 2007.

That second responsibility now occupies a substantial part of H and K Properties, the business she owns on South Main Street. A home sale is one kind of assignment. Looking after a rental requires a continuing relationship with the building, its owner and the people using it.

H and K distinguishes between owners who want full management and those who plan to remain involved day to day. Its tenant-placement service covers advertising, showings, applications and lease preparation. The full-management program adds work such as rent collection, move-in and move-out inspections, maintenance coordination and monthly income-and-expense reporting.

Vacation rentals have their own program. There, the company arranges inspections after stays and hires outside contractors for cleaning and maintenance between guests. The property’s operating cycle helps determine what goes into its management agreement.

Administrative assistant Amy Lineberry joined H and K in May 2016. Her earlier work in medical billing in North Carolina and Delaware brought experience with records and customer service to the Lexington office. Hamilton remains the broker handling the licensed real estate work, including sales and rental inquiries.
