Behind South Hill rentals, Pointe Realty’s team organizes the daily work

A rental repair reaches more than one person before the work is finished. At Pointe Realty Group’s property-management division, Karen Kleinschmidt coordinates vendors and the work orders assigned to them. Her background in accounting and customer service fits a role that connects a property’s needs with the people doing the work.

The South Hill team is led by Kim Smiley, vice president of property management and an associate broker. Her work spans Virginia and North Carolina, a practical connection for an office serving communities near the state line.

Property manager Evelyn Salazar grew up in South Hill and graduated with honors from Park View High School and Southside Community College. Before real estate, she worked in food service and sales. Assistant property manager Logan Pearce also graduated from Park View; he grew up in La Crosse and moved to Lake Gaston in 2015.

Their work extends from finding tenants to managing occupied properties. The company provides property marketing, tenant screening, maintenance coordination and financial reporting. Separate online portals give owners access to records and tenants a way to handle payments and maintenance requests.

Those responsibilities call for different kinds of experience: local knowledge when answering a prospective tenant’s questions, organization when arranging repairs, and attention to records when accounting for a property’s income and expenses. The team’s roles divide that continuing work among people who remain involved after a lease is signed.
