At Valley Mills Farm, a riverside property becomes a place for wedding weekends
Monica Rutledge bought the Swoope property in 2016. Two years later it became a wedding venue beside the Middle River.
Before Valley Mills Farm became a wedding venue, Monica Rutledge saw its possibilities from the road. She bought the Swoope property in 2016, moved there with her daughter Leah and began turning that vision into a place where families could gather beside the Middle River.
The venue was established in 2018. Rutledge kept the farm's existing name, preserving its connection to a mill that once stood on the property. The first years of her ownership went into improving the grounds and opening up the riverside views, followed by the development of a climate-controlled event barn.
Today, the 15-acre Augusta County setting offers several distinct spaces for a celebration. A riverside gazebo provides a ceremony location, while a deck overlooks the water. The reception barn brings gatherings indoors, and a manor suite and separate dressing cottage give the wedding party places to prepare.
The venue's planning process gives booked couples opportunities to return before the celebration. Monthly Second Look Sundays allow them to revisit the barn, take measurements and try table arrangements. A final walkthrough approximately a month before the event includes assistance with the ceremony and reception floor plans.
For couples selecting the weekend package, access extends beyond the wedding day. Friday provides time for setup, with collection of belongings on Sunday morning. That schedule makes room for the practical work that surrounds a celebration, while the wedding itself remains the focus of Saturday.
The property's appeal comes from the relationship between its outdoor setting and purpose-built event spaces. River views and the historic house sit alongside the reception barn and preparation rooms. Rutledge's original idea has become a venue where that combination shapes both the photographs and the way a wedding day moves from one space to another.
